Taking and Holding Rental Deposits
J Boyd Estate Agency will organise the collection and return of rental deposits on your behalf so that you do not have to worry. Deposit monies are held in a clients account in accordance with Gibraltar Office of Fair Trading Guidelines. Should there be a dispute at the end of tenancy between tenant and landlord the deposit will remain in the clients account until the dispute has been resolved.
Check in Procedure
For Fully managed clients, upon check in J Boyd Estate Agency will provide to the tenant an inventory of contents giving them the opportunity to check the contents therein and pass any comment on condition they wish. Furthermore for an extra fee, the process of changing named consumer details at the Utility companies can be overseen as well.

Landlords receive monthly statements detailing income and costs.
End of Tenancy
At the end of the tenancy the inventory is checked and a report on condition detailing any missing items or damages (excluding fair wear and tear) which may have occurred and forwarded to both you and your tenants. J Boyd Estate Agency can negotiate any deposit deductions on your behalf with the tenant.
